PAGAMENTO DO PRE\u00c7O<\/span><\/p><p class=\"MsoNormal\" style=\"mso-margin-top-alt: auto; margin-left: 0cm; text-align: justify;\"><a name=\"_Hlk50026197\"><\/a><span style=\"font-size: 9.0pt; font-family: Roboto;\">3.1.<\/span><span style=\"font-size: 9.0pt; font-family: 'Roboto Light';\"> Com a proposta:<\/span><\/p><p class=\"MsoNormal\" style=\"text-align: justify;\"><span style=\"font-size: 9.0pt; font-family: 'Roboto Light';\">a) Cheque cau\u00e7\u00e3o no valor de 20% \u00e0 ordem de Justavenda Leiloeira, Unipessoal, Lda., a ser devolvido ao adjudicat\u00e1rio ao momento da adjudica\u00e7\u00e3o.<\/span><\/p><p class=\"MsoNormal\" style=\"mso-margin-top-alt: auto; margin-left: 0cm; text-align: justify;\"><span style=\"font-size: 9.0pt; font-family: Roboto;\">3.1.1.<\/span><span style=\"font-size: 9.0pt; font-family: 'Roboto Light';\"> Com a adjudica\u00e7\u00e3o do im\u00f3vel, o adjudicat\u00e1rio pagar\u00e1:<\/span><\/p><p class=\"MsoNormal\" style=\"text-align: justify;\"><span style=\"font-size: 9.0pt; font-family: 'Roboto Light';\">a) 20% do valor da venda, atrav\u00e9s de cheque emitido \u00e0 ordem da Massa Insolvente ou transfer\u00eancia banc\u00e1ria;<\/span><\/p><p class=\"MsoNormal\" style=\"text-align: justify;\"><span style=\"font-size: 9.0pt; font-family: 'Roboto Light';\">b) 5% do valor da venda, acrescido de IVA \u00e0 taxa legal em vigor, atrav\u00e9s de cheque emitido \u00e0 ordem de Justavenda Leiloeira, Unipessoal, Lda., referente aos servi\u00e7os prestados na promo\u00e7\u00e3o e venda do bem podendo, no entanto, ser pago por transfer\u00eancia banc\u00e1ria mediante acordo;<\/span><\/p><p class=\"MsoNormal\" style=\"text-align: justify;\"><span style=\"font-size: 9.0pt; font-family: 'Roboto Light';\">c) Os restantes 80% do valor da venda devem ser liquidados aquando da realiza\u00e7\u00e3o da escritura de compra e venda, atrav\u00e9s de cheque visado\/banc\u00e1rio.<\/span><\/p><p class=\"MsoNormal\" style=\"mso-margin-top-alt: auto; margin-left: 0cm; text-align: justify;\"><span style=\"font-size: 9.0pt; font-family: Roboto;\">3.1.2.<\/span><span style=\"font-size: 9.0pt; font-family: 'Roboto Light';\"> Com a adjudica\u00e7\u00e3o de bens m\u00f3veis, o adjudicat\u00e1rio pagar\u00e1:<\/span><\/p><p class=\"MsoNormal\" style=\"text-align: justify;\"><span style=\"font-size: 9.0pt; font-family: 'Roboto Light';\">a) 100% do valor da venda, atrav\u00e9s de cheque emitido \u00e0 ordem da Massa Insolvente ou transfer\u00eancia banc\u00e1ria;<\/span><\/p><p class=\"MsoNormal\" style=\"text-align: justify;\"><span style=\"font-size: 9.0pt; font-family: 'Roboto Light';\">b) 10% do valor da venda, acrescido de IVA \u00e0 taxa legal em vigor, atrav\u00e9s de cheque emitido \u00e0 ordem de Justavenda Leiloeira, Unipessoal, Lda., referente aos servi\u00e7os prestados na promo\u00e7\u00e3o e venda do bem podendo, no entanto, ser pago por transfer\u00eancia banc\u00e1ria mediante acordo;<\/span><\/p><p class=\"MsoNormal\" style=\"mso-margin-top-alt: auto; margin-left: 0cm; text-align: justify;\"><span style=\"font-size: 9.0pt; font-family: Roboto;\">3.2.<\/span><span style=\"font-size: 9.0pt; font-family: 'Roboto Light';\"> A falta de quaisquer pagamentos referidos anteriormente, seja pela simples desist\u00eancia ou por falta de provis\u00e3o do meio de pagamento apresentado, pode determinar que:<\/span><\/p><p class=\"MsoNormal\" style=\"text-align: justify;\"><span style=\"font-size: 9.0pt; font-family: 'Roboto Light';\">a) A venda do arrematante remisso fique sem efeito;<\/span><\/p><p class=\"MsoNormal\" style=\"text-align: justify;\"><span style=\"font-size: 9.0pt; font-family: 'Roboto Light';\">b) O(s) bem(ens) volte(m) a ser vendido(s) pela forma que se considerar mais conveniente;<\/span><\/p><p class=\"MsoNormal\" style=\"text-align: justify;\"><span style=\"font-size: 9.0pt; font-family: 'Roboto Light';\">c) O arrematante remisso n\u00e3o volte a ser admitido a adquiri-lo(s) novamente;<\/span><\/p><p class=\"MsoNormal\" style=\"text-align: justify;\"><span style=\"font-size: 9.0pt; font-family: 'Roboto Light';\">d) O arrematante remisso fique respons\u00e1vel pela diferen\u00e7a entre o pre\u00e7o pelo qual arrematou e o pre\u00e7o pelo qual for vendido o lote ou bem e ainda pelas despesas a que der causa.<\/span><\/p><p class=\"MsoNormal\" style=\"text-align: justify;\"><span style=\"font-size: 9.0pt; font-family: 'Roboto Light';\">\u00a0<\/span><\/p><p class=\"MsoNormal\" style=\"mso-margin-top-alt: auto; margin-left: 0cm; text-align: justify;\"><span style=\"font-size: 9.0pt; font-family: Roboto;\">4. ESCRITURA P\u00daBLICA<\/span><\/p><p class=\"MsoNormal\" style=\"mso-margin-top-alt: auto; margin-left: 0cm; text-align: justify;\"><span style=\"font-size: 9.0pt; font-family: Roboto;\">4.1.<\/span><span style=\"font-size: 9.0pt; font-family: 'Roboto Light';\"> A escritura p\u00fablica do im\u00f3vel ser\u00e1 efectuada no prazo de 60 dias ou logo que se encontre reunida toda a documenta\u00e7\u00e3o necess\u00e1ria para o efeito, em data, hora e local a notificar ao adjudicat\u00e1rio com a anteced\u00eancia m\u00ednima de 15 dias.<\/span><\/p><p class=\"MsoNormal\" style=\"mso-margin-top-alt: auto; margin-left: 0cm; text-align: justify;\"><span style=\"font-size: 9.0pt; font-family: Roboto;\">4.2.<\/span><span style=\"font-size: 9.0pt; font-family: 'Roboto Light';\"> O adjudicat\u00e1rio obriga-se a, logo que lhe sejam solicitados, fornecer todos os elementos indispens\u00e1veis \u00e0 concretiza\u00e7\u00e3o dos actos de transmiss\u00e3o, nomeadamente os documentos comprovativos da liquida\u00e7\u00e3o e pagamento do IMT e Imposto de Selo, se a eles houver lugar. <\/span><\/p><p class=\"MsoNormal\" style=\"mso-margin-top-alt: auto; margin-left: 0cm; text-align: justify;\"><span style=\"font-size: 9.0pt; font-family: 'Roboto Light';\">\u00a0<\/span><\/p><p class=\"MsoNormal\" style=\"mso-margin-top-alt: auto; margin-left: 0cm; text-align: justify;\"><span style=\"font-size: 9.0pt; font-family: Roboto;\">4.3.<\/span><span style=\"font-size: 9.0pt; font-family: 'Roboto Light';\"> \u00c9 da responsabilidade do promitente-comprador todos os custos inerentes \u00e0 compra, designadamente o pagamento de escrituras e registos, bem como a liquida\u00e7\u00e3o do Imposto de Selo e IMT e emiss\u00e3o de Certid\u00e3o Permanente atualizada do(s) im\u00f3vel(is) adjudicados, se a eles houver lugar.<\/span><\/p><p class=\"MsoNormal\" style=\"margin-left: 0cm; text-align: justify;\"><span style=\"font-size: 9.0pt; font-family: 'Roboto Light';\">\u00a0<\/span><\/p><p class=\"MsoNormal\" style=\"mso-margin-top-alt: auto; margin-left: 0cm; text-align: justify;\"><span style=\"font-size: 9.0pt; font-family: Roboto;\">5. LEVANTAMENTO DOS BENS<\/span><\/p><p class=\"MsoNormal\" style=\"mso-margin-top-alt: auto; margin-left: 0cm; text-align: justify;\"><span style=\"font-size: 9.0pt; font-family: Roboto;\">5.1.<\/span><span style=\"font-size: 9.0pt; font-family: 'Roboto Light';\"> Logo que estejam comprovados os pagamentos, os compradores ser\u00e3o contactados para levantar os bens. O levantamento e transportes dos bens \u00e9 da exclusiva responsabilidade dos compradores.<\/span><\/p><p class=\"MsoNormal\" style=\"mso-margin-top-alt: auto; margin-left: 0cm; text-align: justify;\"><span style=\"font-size: 9.0pt; font-family: Roboto;\">5.2.<\/span><span style=\"font-size: 9.0pt; font-family: 'Roboto Light';\"> As viaturas s\u00f3 ser\u00e3o levantadas ap\u00f3s o registo das mesmas estar efectuado na conservat\u00f3ria.<\/span><\/p><p class=\"MsoNormal\" style=\"mso-margin-top-alt: auto; margin-left: 0cm; text-align: justify;\"><span style=\"font-size: 9.0pt; font-family: Roboto;\">5.3.<\/span><span style=\"font-size: 9.0pt; font-family: 'Roboto Light';\"> Os bens m\u00f3veis ter\u00e3o de ser levantados no prazo de 10 dias a contar da data da adjudica\u00e7\u00e3o, salvo indica\u00e7\u00e3o especial que constar\u00e1 no cat\u00e1logo de venda e ser\u00e1 devidamente anunciada. <\/span><\/p><p class=\"MsoNormal\" style=\"mso-margin-top-alt: auto; margin-left: 0cm; text-align: justify;\"><span style=\"font-size: 9.0pt; font-family: Roboto;\">5.4.<\/span><span style=\"font-size: 9.0pt; font-family: 'Roboto Light';\"> Os bens im\u00f3veis ser\u00e3o entregues no ato de Escritura de Compra e Venda. <\/span><\/p><p class=\"MsoNormal\" style=\"mso-margin-top-alt: auto; margin-left: 0cm; text-align: justify;\"><span style=\"font-size: 9.0pt; font-family: Roboto;\">5.5.<\/span><span style=\"font-size: 9.0pt; font-family: 'Roboto Light';\"> \u00c9 da responsabilidade do comprador a disponibiliza\u00e7\u00e3o de meios para a remo\u00e7\u00e3o dos bens, que fica sob a\u00a0obriga\u00e7\u00e3o de cuidadoso e eficaz procedimento no ato de levantamento dos mesmos, sendo responsabilizado por eventuais danos causados a terceiros ou bens de terceiro, aquando do manuseamento\/desloca\u00e7\u00e3o\/desmontagem\/transporte dos respetivos bens adquiridos. <\/span><\/p><p class=\"MsoNormal\" style=\"mso-margin-top-alt: auto; margin-left: 0cm; text-align: justify;\"><span style=\"font-size: 9.0pt; font-family: Roboto;\">5.6.<\/span><span style=\"font-size: 9.0pt; font-family: 'Roboto Light';\"> O n\u00e3o levantamento dos bens no prazo fixado poder\u00e1 motivar as seguintes consequ\u00eancias:<\/span><\/p><p class=\"MsoNormal\" style=\"text-align: justify;\"><span style=\"font-size: 9.0pt; font-family: 'Roboto Light';\">a) Cancelamento da adjudica\u00e7\u00e3o;<\/span><\/p><p class=\"MsoNormal\" style=\"text-align: justify;\"><span style=\"font-size: 9.0pt; font-family: 'Roboto Light';\">b) Responsabilidade criminal e \/ou civil pelos danos ou preju\u00edzos causados;<\/span><\/p><p class=\"MsoNormal\" style=\"text-align: justify;\"><span style=\"font-size: 9.0pt; font-family: 'Roboto Light';\">c) Perda dos valores j\u00e1 entregues.<\/span><\/p><p class=\"MsoNormal\" style=\"mso-margin-top-alt: auto; margin-left: 0cm; text-align: justify;\"><span style=\"font-size: 9.0pt; font-family: 'Roboto Light';\"><br \/><br \/><\/span><\/p><p class=\"MsoNormal\" style=\"mso-margin-top-alt: auto; margin-left: 0cm; text-align: justify;\"><span style=\"font-size: 9.0pt; font-family: Roboto;\">6. DISPOSI\u00c7\u00d5ES FINAIS<\/span><\/p><p class=\"MsoNormal\" style=\"mso-margin-top-alt: auto; margin-left: 0cm; text-align: justify;\"><span style=\"font-size: 9.0pt; font-family: Roboto;\">6.1.<\/span><span style=\"font-size: 9.0pt; font-family: 'Roboto Light';\"> Qualquer situa\u00e7\u00e3o de incumprimento imput\u00e1vel ao adjudicat\u00e1rio, motivar\u00e1 a perda dos montantes j\u00e1 pagos, seja a que t\u00edtulo for, nomeadamente a t\u00edtulo de cau\u00e7\u00e3o.<\/span><\/p><p class=\"MsoNormal\" style=\"mso-margin-top-alt: auto; margin-left: 0cm; text-align: justify;\"><span style=\"font-size: 9.0pt; font-family: Roboto;\">6.2.<\/span><span style=\"font-size: 9.0pt; font-family: 'Roboto Light';\"> Se, por motivos alheios \u00e0 vontade da <\/span><span style=\"font-size: 9.0pt; font-family: 'Roboto Medium';\">Justavenda Leiloeira, Unipessoal, Lda.<\/span><span style=\"font-size: 9.0pt; font-family: 'Roboto Light';\"> a venda for considerada sem efeito, por quem de direito, as quantias recebidas ser\u00e3o devolvidas em singelo, n\u00e3o havendo lugar ao preju\u00edzo da Massa Insolvente em qualquer circunst\u00e2ncia.<\/span><\/p><p class=\"MsoNormal\" style=\"mso-margin-top-alt: auto; margin-left: 0cm; text-align: justify;\"><span style=\"font-size: 9.0pt; font-family: Roboto;\">6.3.<\/span><span style=\"font-size: 9.0pt; font-family: 'Roboto Light';\"> A <\/span><span style=\"font-size: 9.0pt; font-family: 'Roboto Medium';\">Justavenda Leiloeira, Unipessoal, Lda.<\/span><span style=\"font-size: 9.0pt; font-family: 'Roboto Light';\">, no \u00e2mbito das suas fun\u00e7\u00f5es, ouvidos os interessados na venda, poder\u00e1: <\/span><\/p><p class=\"MsoNormal\" style=\"text-align: justify;\"><span style=\"font-size: 9.0pt; font-family: 'Roboto Light';\">a) N\u00e3o vender, desde que os valores atingidos sejam considerados manifestamente insuficientes; <\/span><\/p><p class=\"MsoNormal\" style=\"text-align: justify;\"><span style=\"font-size: 9.0pt; font-family: 'Roboto Light';\">b) Exigir, sempre que o entender, que os pagamentos sejam feitos em cheque visado ou dinheiro; <\/span><\/p><p class=\"MsoNormal\" style=\"text-align: justify;\"><span style=\"font-size: 9.0pt; font-family: 'Roboto Light';\">c) N\u00e3o considerar vendas n\u00e3o sinalizadas;<\/span><\/p><p class=\"MsoNormal\" style=\"text-align: justify;\"><span style=\"font-size: 9.0pt; font-family: 'Roboto Light';\">d) Interromper, cancelar ou anular o acto, desde que sejam detectadas irregularidades ou conluio entre os participantes.<\/span><\/p><p class=\"MsoNormal\" style=\"mso-margin-top-alt: auto; margin-left: 0cm; text-align: justify;\"><span style=\"font-size: 9.0pt; font-family: Roboto;\">6.4.<\/span><span style=\"font-size: 9.0pt; font-family: 'Roboto Light';\"> A participa\u00e7\u00e3o na negocia\u00e7\u00e3o particular implica a aceita\u00e7\u00e3o integral das condi\u00e7\u00f5es do presente regulamento, estabelecendo-se para a resolu\u00e7\u00e3o de qualquer conflito emergente o foro competente da comarca de Lisboa.<\/span><\/p><p class=\"MsoNormal\" style=\"mso-margin-top-alt: auto;
